At the beginning of the pandemic, a trending search on Google was “Is now a good time to buy a home?”  At the time, there was so much uncertainty and no one knew what to expect of the future. This was especially true in the home market. We now know there was a huge increase in demand like we have never seen before. The existing home market has since been strained with limited supply and higher home selling prices than ever before. 

With the current housing market experiencing a limited supply of existing homes, we are seeing high interest in new home construction.

With all the costs higher than normal isn’t it more likely that they come down in 2022?

It’s unlikely that it will cost less to build in 2022 than it does now. We do believe that lumber will come down from its highest point but not to the levels that had been the normal range. Other factors like windows, doors, and siding, do not usually decrease in price. We suspect that as the supply chain normalizes, price increases will begin to moderate at a more normal construction price starting in 2022.

Idaho is one of the fastest-growing states in the U.S. and has seen a huge number of new residents migrating from other states around the country. The largest portion of people moving to Idaho moved here from California. Another significant amount came from Washington state.

If you are ready, willing, and able to build your forever home then now is the best time to do it. It’s rare in construction that costs decrease.
